James Hill Land Agency Ltd is an independent rural land agency practice based in East Anglia, advising clients across Norfolk, Suffolk, Cambridgeshire and Essex.
James works with farmers, landowners, tenants and investors on the full range of agricultural and rural property matters — from farm purchase and sale to tenancy advice, environmental schemes, planning and succession planning.
James farms in two arable partnerships — a family farming partnership, and a separate partnership with his brother, John. His advice is grounded in the realities of running a working farm, not just the theory of it.
Independence
James is not tied to any bank, developer, fund or institutional landowner. His advice is given solely in the interests of his clients.

James Hill is a Chartered Surveyor (MRICS) and Fellow of the Central Association of Agricultural Valuers (FAAV). He holds a BSc (Hons) in Business Management from Loughborough University, an MSc in Business Management from Durham University, and an MSc in Rural Estate and Land Management from the Royal Agricultural College, and has spent his career advising farmers and landowners across East Anglia on the full range of agricultural property matters.
Before establishing his own practice, James spent 14 years working as a land agent, building broad experience across farm sales, landlord and tenant matters, compulsory purchase, environmental schemes and rural estate management throughout East Anglia.
James is a member of the Royal Institution of Chartered Surveyors (RICS) and Fellow of the Central Association of Agricultural Valuers (CAAV), and operates in accordance with RICS professional standards and guidance.
An active farmer
James has lived and worked in farming all his life, learning from his parents and from the farming community around them. That early grounding continues to shape the practical, straightforward advice he gives today.
Today, James farms in two arable partnerships — a family farming partnership, and a separate partnership with his brother, John — running enterprises across Norfolk alongside a small sheep flock.
He faces the same decisions and pressures as the clients he advises. When James discusses input costs, cropping choices, tenancy negotiations or environmental scheme trade-offs, he speaks from current, direct experience.
